Phase 2 refurbishment of a university campus building in Cambridge city centre
SEC Interiors is pleased to announce the Phase 2 completion of a multi-million-pound university fit-out contract in Cambridge. The initial works began back in June 2018 and continued through to June 2019, where the project was handed over to our client - on budget and 3-months ahead of time.
Following the successful completion of Phase 1, which included the refurbishment of both a 1950s-style building and a Science Building in the heart of the city centre, SEC Interiors were invited to tender for Phase 2 of the project, which resulted in us working alongside VolkerFitpatrick Ltd, once again, in order to deliver a new programme of works.
The first part of Phase 2 focused on the strip out of the ground floor breakout space and industrial kitchen, which included the removal of various partitions, ceilings and doors. Following on from the initial preparatory works, SEC then installed new steel beams - where specified - to reinforce the structure of the building. Once this was complete, reinstatement works began -- the newly installed beams were encased, new plaster partitions were erected, and general decorative works were carried out to freshen up the overall aesthetic. The ground floor was then handed over to the client, whilst the project team moved on to the upper floors of the building to continue their work.
"This was a demanding project overall, as the works were carried out in a live student environment. So everything had to be well planned in phases to ensure stringent health and safety practices were in place and that disruption to lessons and exams were kept to a bare minimum. Overall, we managed to keep the client happy and finish 3-months ahead of the original programme."

The refurbishment of various floors during a busy term time period
The three upper floors of the building would benefit from similar treatment to that of the ground floor, with various materials stripped out and demolished to make way for the bulk of the reinstatement works.
Various rooms across the three floors were refurbished, including a large study centre, teaching rooms, WCs and more. The works included the installation of new partitions, ceilings, carpets, doors and skirting boards, along with general decorative works to freshen up the spaces. As part of the overall fit-out package, allowances were also made to re-install the existing acoustic rafts and baffles that were removed during the strip out phase, bringing the final works to a conclusion.
The resulting works, which were undertaken with the utmost care during term times, have provided the university with a fully refreshed campus building complete with modern amenities for students of all ages to enjoy.
